--The Facilities Management departmentis inviting applications for the position of Director, Maintenance & Operations. This department is housed in the Division of Finance and Operations and supports an effective environment that fosters the success of our students, and supports our faculty, staff, and community visitors.
This position reports to the Associate Vice President of Facilities Management, the director is responsible for routine, preventive maintenance, and repair of 98 campus facilities, totaling over 2.6 million square feet of real property and related infrastructure and equipment. The person in this position manages a staff of approximately 35 maintenance employees, and is an integral member of the Facilities Management team, working alongside directors from the Custodial, Facilities Administration and Grounds Maintenance departments to support the mission of the university. Reporting to this position are the Utility and Mechanical Managers, who oversee the Electrical, Plumbing, Building Trades, HVAC and Energy Management sections.
Position Duties:

1) Additionally, the director oversees contractors involved in facility projects, and delivery of services.

2) Creates functional strategies and specific objectives for the subordinate sections and develops budgets, policies and procedures to support the functional infrastructure.--

3) The director also maintains close working relationships with commercial utility providers and various maintenance departments from the City of Beaumont.--

This position is considered as essential, and employees will be required to work as scheduled when University offices are closed due to emergency situations or natural disasters.--
Essential Job Functions:

  • Provide leadership and supervision to the supervisors and managers reporting directly or indirectly to the director.--
  • Maintains an accurate Computer Maintenance Management System ( CMMS ) that records, stores, and retrieves repair, maintenance, and construction activities for all facilities on campus and ensures equipment and building systems are given proper maintenance through an effective preventative maintenance program to promote the longest possible life.--
  • Prepare technical specifications and oversee the execution of contracted work or services that are beyond the department's capability to otherwise provide.--
  • Facilitates the development of plans for needed repairs and renovations of university buildings and facilities, including master planning of utility infrastructure to maximize efficiency of the current building inventory while providing for future expansion, by analyzing the data from facilities audits, understanding the impact of repairs and/or renovations on existing mechanical, electrical, structural, and related systems, and recommending the appropriate priorities for repairs and renovations.--
  • Ensures the success of capital projects and physical improvements by coordinating with Planning, Design & Construction from the installation and commissioning of engineered systems and preparation for occupancy continuing throughout the life of the facilities; on an ongoing basis, works with Planning, Design & Construction to develop solutions to facility-related problems.
  • Develops an effective and efficient staff by hiring qualified applicants, training personnel to departmental standards, assigning work appropriate to employees' capabilities, and evaluating performance.
  • Oversee the development and continued implementation of a preventative maintenance program.
  • Review operations and facilities to ensure compliance with program requirements, budget guidelines, and all applicable building and life safety codes including ADA requirements.
  • Continually review new products and methods used in the construction, renovation, and maintenance industry to keep our equipment and facilities current with the latest technologies.
  • Contributes to the overall success of the Department of Facilities Management by performing all other duties and responsibilities as assigned.--

    Minimum Qualifications What You'll Need to Succeed

    Minimum Education Required: At least five (5) years of experience in the management of a physical plant or as a facilities manager is required.

    Minimum Experience Required: At least (5) years of experience in the management of a physical plant or as a facilities manager of multiple buildings is required. Technical experience in the electrical, plumbing or related field is required. At least (10) years of direct associated work experience in the facilities maintenance field is required.

    Certification(s) Required: A valid Texas driver's license is required.

    ---Excellent analytical and problem-solving skills with the ability to synthesize information then develop and implement effective/innovative solutions.

    ---Excellent communication and customer-service skills with the ability to convey complex information clearly and concisely to diverse audiences.

    Ability to lead and manage with a customer-focused orientation and be attentive and responsive to concerns when working at all levels of the university.

    Physical Requirements:
    Tasks require the regular and, at times, sustained performance of moderately physically demanding work. Some combination of climbing and balancing, to include climbing ladders, stooping, kneeling, crawling, working at heights and working in confined spaces. May involve the lifting of moderately heavy objects, up to 45 pounds. Requires a full range of physical motion to operate manual/electrically powered tools.
